No maintenance requests will be accepted by maintenance personnel in the field!


Routine Maintenance:

Routine maintenance is conducted Monday through Friday during normal business hours.  You may submitted a request for routine maintenance by:

Calling in your request to the office during normal business hours.

Leaving a written request at the office.

Fuses and Breakers:

The resetting of breakers or replacement of fuses is a tenant responsibility.  Some apartments have fuse/breaker boxes which are located in the basement.  Refer to your move in package for the combination to the basement lock.  Fuse/breaker boxes in basements are clearly labeled.

Clogs and Stoppages to Plumbing:

A routine maintenance request for clogs or stoppages to plumbing fixtures can be submitted to the office by any of the methods outline above.  If the clog or stoppage is determined to be tenant caused a bill for the work will be submitted to the tenant.

        NOTE: Please see item 5c of your Lease Agreement pertaining to Stopped Toilets.  Tenants are responsible for unclogging stopped toilets.

(Lease Agreement 5 c: Lessee shall keep that part of the premises that he occupies and uses, including all plumbing fixtures, facilities and appliances in the dwelling unit, as clean and safe as their condition permits; and shall unstop and keep clear all waste pipes thereon.)

Touch Up or Complete Painting:

If  a tenant wishes to touch up or totally repaint the apartment he/she may visit the office and make arrangements to pickup the paint.  We will furnish the paint at no charge.  The tenant must obtained brushes, rollers, and other items on his/her own.  The tenant will be responsible for cleanup and quality of the paint job.

(EMERGENCIES AS DEFINED BELOW AND LOCKOUTS ONLY!)

Emergency maintenance or after hours maintenance is that maintenance which is needed to prevent immediate damage to the structure of building or property.   Good examples of emergency maintenance requests are:

  Water leaking in through the ceiling from roof or upper apartment.

  A severe leak that cannot be turned off by the maintenance shut off valves.

   The heat in your building shuts off.  If the temperature falls below 65°F for an extended period of time there a heating problem

 

Locked Out:

If you get locked out of your apartment during normal business hours you can come buy the office and purchase a new key for $10 if a spare is available.   

If you are locked out after normal business hours you may call the office number and speak to the staff member on duty.  He/She will come to your apartment and open your door.  The fee for this is $30 to be paid to the staff person when he/she arrives.
