What about parking?
Most of our buildings offer street parking, though we do have a small number of private parking spaces available. Please contact us for more info.
Are pets allowed?
A housebroken dog or cat is permitted. Our Pet fee is $35/Month. The
major exception to this is we do not allow Pit Bulls or Rottweilers.
What is the normal lease duration?
Leases run for 12 months. Shorter or longer leases may be
available in certain situations. Inquire for details.
Is a cosigner required?
Each undergraduate lessee's is required to have a parent
co-signer. Graduate student and non-student lessee's may or may
not require co-signer depending on credit check.
How much is the Security Deposit?
Normally the security deposit is equal to one month rent (Subject to
credit approval)
Is anything included in the rent?
Yes. Heat and Hot water are included in the monthly rental fee.
Do you have a Maintenance Staff?
Yes, we have our own in-house maintenance staff. Normal maintenance is
conducted Monday through Friday during normal business hours. After
hours, emergency, maintenance is also available. See our maintenance page
for specific details.
Do I need to have Renter's Insurance?
Yes, you do. Renter's Insurance is normally extremely affordable and
protects your property in the event of unforeseen incidents. Students should
check with family as some Home Owner Policies cover siblings attending
school
Do you have a "No Smoking Policy"?
No, we do not have no smoking policy in our buildings/apartments.
Are there on site laundry facilities?
No. Most of our building have a laundry mat a block or less away.
May I change the color of my paint?
Yes you may. However, when you move out you must return the color of
the apartment back to the original color. We will furnish original paint at no
additional charge. The tenant provides: brushes, rollers, and any other
needed equipment.
How many bathrooms are in the apartments?
These Victorian buildings have one full bath per apartment. The
only exception to this are the four bedroom units which have 2½
bathrooms.
Can I add ceiling fans?
Yes, additional ceiling fans can be installed. For liability reasons we suggest
you have this done by a professional. You must keep the original fixture and
re-install it when you move out.
Do the apartments have central heat and/or air?
No. None of our buildings have central heat or air. Heat is
provided by radiators. Small window mounted AC units can be
used if needed/desired. AC units should not be rated for more
than 8,000 BTU and can only be 115 VAC and there is a maximum
of one unit per apartment.
